The Newest Jewel In The Desert is For Sale.
The Floating Stone Inn & Aqua Spa was opened (June, 2011) in Tubac, Arizona
by visionary Linda Ellinor. She has created a state-of-the art, next generation
wellness center in a place of staggering beauty and history in the Sonoran
Desert. By incorporating alternative water-filtration systems for her pools,
showers, and drinking water, she has created a unique, water-healing experience
using ionized water, mimicking hot-mineral water spas. Customers come here
regularly to experience the therapeutic effects of the waters at the spa.
The 11-room Inn & Aqua Spa is situated in the artist village of Tubac only 45
minutes south of Tucson in a National Heritage historic site. The main site of the
Inn was developed from the historic home of the founding father of Arizona,
Charles Poston. Down the road is the Anza trail which was blazed by explorer
Juan Baptist de Anza from Arizona to San Francisco in the 1700s.
Tubac is North America’s longest continually inhabited area and is known for its
agricultural, mining, and artistic elements with over 97 shops, restaurants, and
galleries in one of the last walkable towns in America. Once you park your car at
the Floating Stone, everything from golf, shopping, hiking, to fine dining is a short
stroll away. Its lovely mountain vistas, coupled with shops and art galleries make
it ideal for a serene vacation of healing or relaxation with casual meandering thru
the shops and surrounding trails. It is a fine stepping off point for visits to
Nogales, Sierra Vista, and Mexico. Tubac has many historic and cultural
attractions and many outdoor activities such as bird watching, hiking, and biking.
Rooms, casitas, and even a large suite for families or groups retain the historic,
yet modernized, Santa Fe look. Some of the rooms have working fireplaces and
cozy patios, each exiting into the gardens and spa areas. There is an event
center for private parties, weddings, retreats, and gatherings.
The Aqua Spa reminds you of a Japanese water garden. Eco friendly, using solar
heating, water harvesting, and natural run-off to irrigate plants. There’s even a
viewing window from the archeological dig that shows the 1700 barrack
foundations to the Presidio.
“There are many nice resorts and spas in Arizona,” Ellinor agreed, “but none as
intimate and chemical free — nor in a walkable artist town. This concept opens
up possibilities for the Floating Stone to become the next wave of wellness
centers much the way that Canyon Ranch did after it became known as one of
the first destination spas back in the 1970s.”
The pools and spas are comfortable and private, in an open setting. The main
soaking and swimming area has the feel of a cathedral. There are 5 pools to
relax and exercise in: a hot-therapy pool that is 104 degrees, the recreational/lap
pool, 88 - 91 degrees, the watsu pool, 96 degrees, and the cold plunge, 55
degrees. The furniture, flooring and tile is of a soft earth tone with a natural stone
motif. There is a private pool in the garden for the couple who likes privacy, or the
group that likes to play together. This is the next generation of spas - healthful,
unique, environmental.
The opportunity:
The spa has been built to be architecturally and artistically unique. Every niche
of the one-acre property has been given stylistic attention. There are quality
tiles, harmonious southwestern color schemes with Japanese/zen touches. Each
private room is unique with art and comfortable decor. It is a friendly, open, yet
private setting. Ideal for couples wanting to experience a romantic weekend
away, classes for health, healing/wellness retreats, or corporate events. The
Floating Stone will satisfy all this and more.
Linda has planned for more rooms on site and a larger conference center. Initial
operations have forced her to focus on the management of the Floating Stone’s
first phase of operations. Here she excels.
From this first construction phase, now operational, there is room for expansion.
The owner has approved plans for six more on-site casitas, another educational/
conference building, and a manager’s unit. A ten-minute walk away lies the the
Floating Stone’s off-site casitas - six one-bedroom units with full kitchens, patios
and separate living rooms. Eight more units can be constructed on this property
as well, bringing the total room count to 25. There are several surrounding
properties that could be purchased to expand the room count to 65 - 95 and
more conference space. Given the expansion potential, the Floating Stone could
become a significant destination resort in southern Arizona with the potential to
become known as the prototype of the next generation of wellness/retreat
centers. The proven technology in its pools, showers, and drinking water makes
it a unique prototype for the next generation of wellness/destination resorts.
This also opens up possibilities for the Floating Stone brand to expand to other
locations as other wellness centers have done once it has became known for its
unique, state-of-the art wellness features.
Financial overview and projection:
The purchase price is $2.95 million. This includes phase 1 structures which have been open to the public since June 4, 2011 as a fully functional 11-room Inn & Aqua Spa with 3 of its pools heated with solar panels. The existing lot size is approximately one acre.
Phase 1
Along with 4 historic rooms converted from the Founding Father of Arizona's home built in the 1850s, there is turn-of-the century two-bedroom home with living room, eat-in-kitchen, sun porch, to outsides porches that can sleep 6 people. There is a communal event center with shared kitchen and big-screen TV, WIFI, a free standing bath house, two massage treatment rooms, a yoga studio and a zen sitting pagoda. In addition to these structures on the main site there are 6 casitas on a separate site, 10 minutes walking distance.
Phase 11
The owner has approved plans for an additional 6 units to be built in the back along with another conference building, and an owners/manager's unit. Other expansion possibilities exist for 8 more units to be built on the site of the off-site casitas. This would increase size of the inn to 25 rooms with the bed count, over 39 (assuming most new rooms would have two beds each.) and give it on-site oversite. It is possible that a commercial kitchen could be added at this time as well off the main Event Center Kitchen.
Phase 111
This phase will expand the Floating Stone Spa from a boutique inn & spa to a world class destination spa resort. The would allow the Floating Stone to compete with such other wellness and retreat resorts such as Canyon Ranch and Miravall in the immediate Tucson Area, and retreats in other areas such as 10,000 waves in Santa Fe, NM and Mi Amo in Sedona, Arizona. It would include both expansion of room numbers and conference facilities. As many as 85 rooms could be built on available surrounding properties and other buildings such as a retail store, more treatment rooms, etc..
Phase 1V
The concept and branding of the Floating Stone is unique. Because its emphasis on life-style change and wellness through ionized water, a fourth grown stage could be:
1) Duplicate this concept through a franchising system or by expansion to other areas such as Canyon Ranch has done to Massachusetts and to Florida. 2) Build a certain number of 2nd homes on the surrounding property. These vacation homes would be for people who love the benefits of ionized water and wish to have long term stays in their own second homes. These 2nd homes could bring some cash-flow to the owners by placing them in a property managed rental pool and allow the builder equity profit from further build out and management fees for oversite. 2) Build time share condominiums on the nearby property.
In summary:
This property with its unique historic location and historical interest, its innovative use of ionized water, location within one of the last N. American walkable towns, and huge expansion potential offers the right buyer an opportunity to become the next generation of destination wellness resort. It is a world-class opportunity at a minimal price. The amenities are there, there has been much local publicity already about the Floating Stone and there is a Sunset Magazine article that is set to print this February, 2011.

The Floating Stone Inn & Aqua Spa January 2012
Dear (Contact First Name),
Happy 2012 New Year's!!
While I'm sorry Rocky and I did not see the New Year in during our Rejuvenation Weekend, we did some serious dancing on New Year's Eve in Phoenix at a Raw Food Festival. We met potential program providers and look forward to bringing more vegan and raw food cooking classes to the Stone shortly. One of the speakers gave a great overview of the raw food movement. He reflected on the fact that during the course of his 64-year life span, raw food (or what he calls "sun-fired" food) no longer sits on the fringe but instead is showing signs of becoming mainstream. So many of us are looking for diet-based ways of improving our health. There is no better way than to increase the quantity and quality of the live and cooked foods we eat.
What seems critical to me is how to make raw and vegan cuisine simple to prepare and tasty. I am looking forward to learning how to go to a grocery store or farmer's market and intuitively know what to buy and how to prepare it. I'm more excited than ever in making my own culinary shift to more of a raw and vegan diet. And as I've said before, I don't think it is imperative that we make these changes all at once. A gradual approach ensures that we don't bounce back and forth between a meat-and-potato diet and a raw or vegan one. A gradual yet continuous improvement in the quality of our diet and health builds a firm foundation.
Rocky and I also came across an interesting way of doing yoga in a suspended/assisted fashion. The originators of this product will be visiting us soon. I'll let you know when they are scheduled to visit and demonstrate this amazing product.
As the Floating Stone increases its wellness-related classes and events, we are hoping that many of you will plan personal retreat time here. This could be a few hours in our Aqua Spa, or it could be several days to a week. We're aiming at having something for our guests to learn or experience every day of the week that will bring lifestyle improvements, whether learning about dietary change or a movement class that enhances one's overall sense of well-being. The Floating Stone is an excellent venue for slowing down, relaxing, and just plain rejuvenating in our ionized pools. Once you park your car, everything is within walking distance -- our pools, of course, plus shopping in Tubac's many art galleries and shops as well as a selection of excellent restaurants.
We are now staffing our reception office from 10am to 6pm. Please look over our many events and ongoing classes we have listed here. If you only want to drop into our Aqua Spa, just come during our hours. If you want to take one of our o-going classes, just come. Please RSVP for the events.
Our new drop-in cost for the Aqua Spa is $25, but if you plan to be a repeat visitor, you will want to buy our 10-visit punch card for $120. If you plan on coming to many of our wellness classes, you can purchase a 10-visit "Beyond Wellness" punch card for $100. If you plan on using both our Aqua Spa and coming to our classes frequently, you will want to purchase both for a package price of $200.
Note that we are offering a 30% discount on all of our Spa and Aqua Spa services from Tuesday through Thursday during January. If you are coming from out of town, this would be an excellent time to book rooms and take advantage of this January mid-week special.
Sincerely, Linda Ellinor
Owner of The Floating Stone Inn & Aqua Spa
